In the heart of Florida’s Northeast coast, you will discover a place like no other. If there is magic on this earth, it is found in the mainly yet undiscovered treasure of Tidelands where you can enjoy the privacy of a gated community, fully equipped fitness center, two tropically landscaped outdoor pools, tennis courts and club house, yet live in complete harmony with unspoiled natural beauty. With nearly a mile of Intracoastal frontage, Tidelands is nestled on 80 acres of land.
With 252 residences in 16 buildingsTidelands Condo Community is the perfect place to experience lush surroundings, a neighborhood designed around families and condo life without the hassles of home ownership. There are numerous floor plans to consider with both, condominiums and townhomes. Units include a garage or storage unit.
The condo association dues are $416/monthly and include professional property management, security, insurance, grounds maintenance, reserves for repair, water, sewer, basic cable, pest control and street, garage, fountain and walkway lighting. Monthly Club fees are $123. These fees include use of both pools, fitness center, tennis courts, game room, clubhouse/meeting room and walking paths. Total monthly expenses amount to $540. If one had to pay for each of these items separately on a private home, the cost would be considerably greater if calculated on a month to month basis. Actually Toby Tobin, the publisher of: gotoby.com did just that. He calculated the cost of living in a condo in Tidelands with owning a single-family home in Grand Haven. Tideland Estates is a community that is surrounded by water on three sides, a small yet scenic peninsula where it is not unusual to see deer grazing in your yard and egrets, pelicans and hawks swooping overhead. Most of the 62 single family homes are situated on the Intracoastal Waterway, salt water canals or on the large well fed lake. Although there are 150 home sites, only about 40% of the 80 acre community is developed. Therefore one can still purchase a lot on the lake, canals and Intracoastal. The rest of Phase-I is balanced beautifully with open lawns, granddaddy oak trees and numerous native plants and trees.
Dock permits were just granted for the Intracoastal waterway and for the Cimmaron Canal. A gazebo and fishing pier and a park area have just been completed by the homeowners in Phase-I.
HOA fees for Phase-I are $239/month. Included in that monthly fee is the irrigation and maintenance of the lawns and shrubbery. So even while you are away the yard will stay manicured, and there is no need to hire lawn maintenance.
